Information, not advice

According to the Bank of England and HM Land Registry, the figures on this site — the Bank Rate, the average quoted mortgage rates by loan-to-value band, and the House Price Index built from more than 1,000,000 registered property transactions a year — describe the UK market as a whole. They are not a personal quote and not a recommendation. A mortgage is the largest financial commitment most households make; the decision to borrow should involve a Financial Conduct Authority–regulated adviser who can assess your full circumstances. Our methodology documents every source and calculation.

What the numbers can and cannot tell you

  • Quoted rates are market averages, not the rate you'll get. The Bank of England's quoted household interest rates are the average advertised rate across UK lenders for each fix and LTV. Your actual rate depends on your credit profile, deposit, property, income, and the lender's assessment, and may be higher or lower.
  • Average house prices blend very different properties. HM Land Registry reports the mean transaction price for an area; the specific home you buy may cost far more or less.
  • Calculator results are illustrative. They use the standard amortisation formula and a representative stress test, not a lender's full underwriting. Treat them as a realistic starting point, then get a Decision in Principle.
