Fixed-rate mortgages

The fixed-rate product holds your mortgage rate constant for the contracted term, typically two or five years. The average rate is the Bank of England's monthly quoted-rate average across all UK lenders for that LTV-band × fix-period cell. It moves materially with each MPC decision and the surrounding swap-curve movement.

Standard variable rates

The standard variable rate is the lender’s open-ended default rate, what you fall onto when any fix or tracker expires. SVRs are typically three to four percentage points above the Bank Rate and reprice slowly. They are not a competitive product; the rate exists to nudge customers to remortgage to a new deal.

How should you read this table?

Every rate in these tables is a quoted average published by the Bank of England, and we read it alongside the HM Land Registry House Price Index, a series built on more than 1,000,000 registered property transactions a year, so a rate can be weighed against the prices it has to service. According to both publishers the data is released under the Open Government Licence, and our methodology documents how we select each LTV-band cell.
