Why regional house prices diverge so sharply
UK regional house price dispersion reflects three structural forces: agglomeration economics around London and the South East where high-paying employment clusters; planning constraints under the Town and Country Planning Act 1990 that limit new housing supply in high-demand areas; and population mobility frictions (stamp duty, distance from extended family, school catchments) that prevent equilibration via internal migration. The Greater London-Northern divide has widened from a 2× ratio in 1995 to roughly 3× today per UKHPI long-run data.
Year-over-year changes can be misleading at short horizons, UKHPI data shows real (inflation-adjusted) UK house prices peaked in 2007 and remained below 2007 levels in real terms for most of the 2010s.
