PlainMortgage Tools
According to the HM Land Registry UK House Price Index and Bank of England (BoE) Bank Rate data, average UK house prices range from £166,000 in the North East to £541,000 in London. PlainMortgage's tools compute repayment schedules, affordability, and stamp duty for any combination of price, deposit, LTV, fix term, and region.
Repayment calculator
Compute monthly principal-and-interest payments using the BoE-published effective rate for new mortgage lending. Supports fixed-rate (2/5/10-year fix), variable, and tracker products with optional offset-account adjustment.
Affordability checker
Estimate the borrowing-capacity ceiling under the FCA 4.5× loan-to-income flow cap and a typical lender stress test (base rate plus one percentage point). The FCA's prescribed affordability stress test was withdrawn in 2022, so lenders now set their own. Income is a figure you enter yourself.
Stamp Duty Land Tax calculator
HMRC SDLT calculator for residential property purchases in England and Northern Ireland (Wales uses Land Transaction Tax; Scotland uses Land and Buildings Transaction Tax). Includes first-time buyer relief, additional-property surcharge (3%), and the latest 2025 threshold changes.

According to the Bank of England and HM Land Registry, whose House Price Index rests on more than 1,000,000 registered property transactions a year, these calculators are pre-filled with official UK data published under the Open Government Licence, and the Financial Conduct Authority regulates the lenders whose underwriting any estimate here only approximates. Our methodology lists each source and how often we refresh it.
